Purpose Built Retirement Homes Santa Pola, Alicante

It is in the course of construction for a new 1.054 beds resort (860 in apartments and adapted bungalows, and the rest of the dwellings distributed between assisted and half assisted accommodation).

The resort will have common facilities and leisure (indoor and outdoor swimming pool, shopping centre, 3 restaurants, assembly hall, sport centre, fitness & spa, occupational therapy), likewise it will have high qualified medical and health care services based on the latest technological advances, (medical staff, telemedicine, therapists,…).

Thanks to its dimensions, which means that this project will be like a true senior village, and thanks to its wide range of dwellings and offered services, this resort will become an absolutely unique product in Spain and Europe.

Architectonical Features

The main aim of this project is to develop a senior resort that offers every single service (leisure, residential, safety, medical) needed and requested by our citizens of 55 years and over.

The Senior Resort is composed by:

1. An Activity Centre on the way to the main entrance with a parking lot on the basement floor.
2. A Residential Area with bedrooms.
3. A Residential Area with one floor semi-detached houses in a large area
4. A Residential Area with bedrooms, similar to apartments ones, within a green space, common leisure, and medical support.
5. Common swimming pools, inside and out and a common large green space.

The Senior Resort has capacity up to 1.054 residents, divided as follow: 270 residents in bedrooms, 784 in adapted bungalows and apartments.

The adapted senior resort has 180 bungalows with the following typology:

Type # 1: (1 bedroom, 1 bathroom), 116 units, each of them has 62.51 built square metre on average.
Type # 2: (1 bedroom, 1 bathroom), 47 units, each of them has 85.66 built square metre on average.
Type # 3: (2 bedrooms, 2 bathrooms) or (3 bedrooms, 1 bathroom), 17 units, each of them has 98.21 built square metre on average

Likewise, it has 172 (one bedroom and 2 beds, type # 4) adapted apartments of 55.51 built square metre on average.
Phases and executive programme.

These retirement homes will be developed in three phases, as it is showed in the attached plots. In the first phase, the general urbanization of the plot, the Activity Centre, all the bungalows and 20 apartments will be developed.

In the second phase, the rest of the apartments (152 units) will be built.In the third phase, the apartment building will be developed, although this phase is being considered at the moment.

The 1st phase of construction is due to start on the second term of 2005, lasting up to the third term of 2007.

Purchase and Prices

These purpose built retirement homes are purchased by way of a life-long lease with club membership. This not only allows the development to keep its integrity, but will also enable the purchaser to sell his/her property for not only the full purchase price, but at the going rate.

He/she is also entitled to leave it to his/her heirs. The purchase prices estimated at present for the properties range from between 125,000€ and 225,000€. (An average very good sized one bedroom bungalow of 62.5 square meters costing around 160,000€) inc vat

There will be purpose built retirement homes available for rent on a short and long term basis. The average rental price per property will be 830€ per month, to include service charges.

Service Charges will range from between 100€ and 160€ per month. (An average monthly price per property being 125€)
